Consultation on proposals for new homes at Farm Road, Sheffield

The site was granted planning permission in 2022 for a 23-storey residential development with 336 units.
The proposals will deliver a new building on the site with varying heights of 12, 18 and 29 storeys, providing 413 build-to-rent apartments, with generous living spaces, a strong emphasis on community-oriented amenities and enhanced connectivity that prioritises sustainable transport options.
We are keen to engage with the local community and want to hear your feedback before submitting a planning application to Sheffield City Council.

The Site

The site is located at the former British Rail Sports Ground at Farm Road, running adjacent to the A61, to the south of Sheffield City Centre. The area is centrally located, with close access to transportation routes and a short walking distance from Sheffield City Centre.
The site benefits from previously granted planning permission (Ref:21/01102/FUL) that originally proposed the erection of a 10-23 storey building providing 336 dwellings.
We are now looking to submit a new full planning application for an optimised scheme to deliver much-needed additional homes.

Well-Connected Location

The site is well-connected, with access to nearby transport hubs, making it a sustainable and desirable location just a short distance from Sheffield City Centre. The proximity to key amenities and transportation links makes it an ideal spot for residential development, offering an attractive opportunity to create housing for young professionals and contribute to the population growth of the City Centre.

Meeting Housing Needs

Our proposals will deliver 413 new homes, including one, two and three bedroom apartments to meet local housing needs. The range of flat sizes will make the homes ideal for both young families and professionals.

All apartments meet or exceed Nationally Described Space Standards (NDSS), offering high-quality living spaces with shared amenities such as communal roof terraces, gardens and outdoor space for residents, to create a vibrant, inclusive residential community. Increased activity and passive surveillance will create a safe and welcoming space for local residents.

Sustainable Focus

The design approach for the proposed development will have a sustainable focus. This will include an energy and sustainability strategy that introduces Air Source Heat Pumps, leading to lower carbon emissions. Alongside this, our proposals seek to integrate long-term benefits through careful planning and environmentally friendly infrastructure.

Enabling Active Travel

The proposed development prioritises sustainable transport by providing extensive cycle parking facilities, with a total of 413 secure spaces, matching the number of apartments. This will include easily accessible storage integrated within the building design. Providing high-quality cycling storage infrastructure will help to encourage active travel and healthier, environmentally friendly lifestyles for residents.

Modern, Attractive Design

The proposed design aims to ensure that the building is both visually appealing and in harmony with Sheffield’s existing skyline. The modern design features the introduction of a double-storey entranceway and a material palette that respects the surrounding urban environment. High-quality landscaping is also proposed, with the aim of creating a strong sense of arrival.
